01 — The challenge

The agency sold 140 homes a year, but the website contributed little. Listings were pulled from Realworks once a night, so homes sometimes stayed online a day after they were sold. The site ranked 7th for "real estate agent [neighborhood]", behind 2 national chains and a comparison site.

The real goal was not more buyers, who arrive through Funda anyway, but more sellers. The "Free valuation" page was a 9-field form with no context whatsoever. The owners wanted a site that knows the neighborhood, shows current listings instantly and turns a hesitant seller into an appointment. Budget and time were tight: 4 weeks until the spring season.

02 — Our approach

We chose Next.js with Sanity for editorial content and an in-house Node.js layer on the Realworks API: listings, status changes and photos arrive through webhooks and are on the site within 1 minute. No more nightly import. Hosting on Cloudflare with per-page caching, so the site stays fast even on a listing with 40 photos.

For SEO we built 8 neighborhood pages with real numbers: homes sold per neighborhood from Realworks, average time on market and price per m², plus structured data for the agency and its listings. The seller funnel became a sequence of steps: address via the BAG registry, property type and year of construction filled in automatically, and only at step 3 the request for contact details.

The trade-off: spend all 4 weeks on design, or 2 weeks on design and 2 on data and integration. We chose the latter. The site is calm and fast, not spectacular, and that suits an agency that sells on trust.

03 — The solution

The new site shows listings live from Realworks, with filters by neighborhood, price and type and a map per property. Sold is sold: the status is correct within 1 minute. Every neighborhood page shows what the agency has sold there, with real time-on-market figures, and ends in the valuation funnel.

The funnel completes the address from the BAG registry, shows comparable sales on the street and only then asks for a phone number. Requests land as a lead in Realworks with the right agent, tagged with neighborhood and source. The agency sees in GA4 how many requests each neighborhood page produces.
